We directly employ or own staff so we can manage calls, assign & schedule personnel and report in real time through our use of industry leading technologies.
Our trades men are all certified through the relevant governing bodies as well as capable, skilled and talented multi-skilled general operatives. |Oh, and that all important Out Of Hours emergency support – we offer this too!

Deciding on a new service support partner to trust and engage is always a difficult decision. So we have tried to summarise our system of work below – if you find yourself nodding as you progress, we’re both half way there.

- From initial instruction to snagging – we are there every step of the way.

- We provide automated email updates at different cycles of job weather it’s a simple gas boiler service or a full property re-fit, we’ll keep you posted and you can check on progress yourself.
- You’ll have agreed a scope of works for us to deliver as well as a time frame. Your SLA’s are our KPI’s.
- Once all is agreed, we’ll set about to delivering a quality experience and quality finish.

Our electricians are Safe Electric Certified with years of experience and aim to resolve all issues on a first time fix basis.

RGI Plumbing Services & Heat PumpsSimpler days gone by it was oil, gas or the leg of chair for heating.
Our pluming and heating team is made up of RGII registered Gas Installers & heat pump experts – as well as electricians. Our team regularly update their skillset and knowledge attending training days with leading manufacturers and suppliers. Our team can provide everything from upgrading storage heaters to eco-friendly panel heaters, gas boiler replacements, fault finding and servicing for gas & heat pump systems as well as a complete re-plumbing of your property.
CarpentryOur carpentry team can wield a saw as good as our painters wield a brush.
Our carpentry services range from repairing a stud wall to building a new one. Certified in the art of handing wood, our team can provide more repairs than would be fun to list here but lets say from a laying a new floor to replacing a roof truss and all the bits in between.
Painting & DecoratingWe don’t need to tell you that a lick of paint is the cheapest way to completely transform a room, or building. Our in house painting and decorating team are available from a stain repair to an entire building repaint.
Their quality and expertise wielding a paint brush would leave Picaso smiling.
General Building MaintenanceNot to be confused with our General Maintenance offering, our building maintenance focuses more on larger works from landscaping to gutter cleaning, communal area works, rubbish removal, yard work, PPM PIR testing etc.
Whatever the objective, we offer fixed price service work or agreed contracts. A simple (or complex) scope of works & terms of engagement agreement is all we need to get going (and the keys)
PPM ServicesPlanned Preventative Maintenance, often cheaper to maintain it than to replace it. PIR testing, managed gas boiler services, bi-annual gutter cleaning, emergency light testing.
Plan it with Reactive and forget about it.
Landlord Re-letsHad a tenant move out or encouraged to leave? Need an SOS call to get the property back on the market and achieving proper rental income?
What’s involved is varied property to property. One our experienced team will meet you, make a list (Sope of Works) provide you with a quote, you smile, give us the keys, we undertake the Schedule of Works and get the property earning again with minimal downtime.

Mid-term Tenancy InspectionsAs pleasant and rewarding as it is having a large portfolio of occupied residential properties, the administrivia can knock the wind out of your sales.
Reactive Property Maintenance offer a value engineered mid-tenancy inspection service. Whilst we have a general checklist, we offer a clean, custom built presentable report capturing all of the details you would have if you were there yourself. We take the sting out of contacting the tenant, arranging access, checking and photographing everything and then issue a completed report for onward inspection, all within a timely fashion.
It’s a thing of beauty really.
Out Of Hours Service (OOH)No respectable property maintenance company should dare show up without having out of ours support services.
Our OOH team consists of RGI registered plumbers, Safe Electric Registered Electricians, a Carpenter and emergency contact phone number.
Whilst pre-registration is required, some designated contacts or pre-authorisation limits, we will work with you night and day to ensure emergencies are handled efficiently and quickly.
Locks, Alarms & Entry SystemsLocks, alarms and entry systems – well we fix them.
Pest ControlOur dedicated pest control team specialise in all disciplines of pest management from a once off treatment to an agreed cyclical PPM services.
Lead by a certified field biologist, our team can rapidly respond to beast emergencies in the Leinster area and for any building type.
